Reservation Fee

To secure your residence, we require a fully refundable reservation fee. This simple, stress free step allows you to explore the process with confidence, knowing your preferred apartment is held exclusively for you while you take time to review your options.

Contract Options to Suit You

Everyone has their own vision for the future, and our flexible contract models reflect that. Whether you’re seeking long-term financial certainty or flexibility, there’s an option to suit your needs.

We offer a range of contract types, including:

  • Prepaid Plan: Management fees are paid upfront, offering peace of mind and the benefit of no Deferred Management Fee (DMF).

  • Refundable Contribution: Pay a higher Refundable Contribution and a one-time Establishment Fee, with no Deferred Management Fee (DMF). Your Refundable Contribution is returned in full 60 days after contract completion and vacant possession is provided, offering clarity, simplicity, and security for your future.

  • Deferred Management Fee (DMF): Pay a departure fee only when you leave, allowing you to enjoy your lifestyle today while choosing whether or not to share in any capital gains upon exit.

Each option is designed to deliver choice, fairness, and empower you to decide how you live and invest in your future.

The Ardency Change of Mind Guarantee

We understand that sometimes, even the most exciting decisions deserve room for reconsideration. That’s why we offer a Change of Mind Guarantee on select contract types*.

If, within the first six months, you decide this lifestyle isn’t the right fit, you can exit the contract with a full refund, free from DMF charges, refurbishment or sales costs. Your only obligations are fair market rent, monthly fees, and any applicable damage repair outside of normal wear and tear.

Additionally, all Ardency contracts include a legislative cooling-off period (three to 15 days, depending on your state), offering further reassurance and peace of mind.

*The Change of Mind Guarantee applies only to DMF and Prepaid Plan contracts.

Ongoing Living Costs

At Ardency, your monthly services fee supports the exceptional lifestyle you enjoy—covering the seamless operation of the property, beautifully maintained shared spaces, and the resort-style amenities that make life here extraordinary.

This fee contributes to things such as:

  • Ardency management and onsite support
  • Landscaping, maintenance, and community areas
  • Utilities for shared services
  • Building insurance
  • Security and emergency systems
  • Amenities including pools, wellness centres, libraries, private theatres, and more

Importantly, these fees are cost-recovery only, meaning Keyton does not profit from them. It’s an investment in peace of mind and a discerning lifestyle where every detail is taken care of.

Live and spend your way

Living at Ardency means you maintain your independence while benefiting from a curated community and premium support. You’ll cover your own utilities such as electricity, gas, and internet, just as you would in a traditional home, but have access to on demand services including hotel style concierge and additional support should your needs evolve.

Ownership Structure

While Ardency retains ownership of the land and homes, residents enjoy exclusive possession via a long-term lease. Whether through leasehold, strata title or other variations (depending on your location), your Ardency Sales Manager will clearly explain your entitlements and responsibilities.

Selling Your Home

When it’s time to move on, we’ll guide you through a smooth departure. Exit entitlements and associated costs vary by contract type. We’ll ensure you’re fully informed from the start, with all fees, timelines, and responsibilities outlined clearly.
